Should I replace my roof before selling my house?
Not automatically. If the roof has serious defects, replacement or substantial repair may remove an obstacle for buyers. If the roof only needs minor maintenance, complete replacement may not make financial sense. An inspection can help establish the actual condition before deciding.
What buyers and surveyors look at
Roof condition is one of the first things noted in a survey, and visible defects tend to be reported cautiously with a recommendation for further inspection. That recommendation is often what affects negotiations, rather than the defect itself.
Having an inspection and evidence of what is actually wrong puts you in a stronger position than leaving it as an open question.
Repair, replace or disclose
Full replacement before a sale is not automatically the right decision. Dealing with specific defects, and being able to show what was done, is frequently the more proportionate option.
Whatever you choose, keep the paperwork: written scope, invoices and photographs are useful to a buyer's solicitor and surveyor.
