The cost of a new roof varies substantially with roof area, shape, covering material, access, scaffolding, insulation requirements and whether structural or timber repairs are needed. A simple roof with standard materials will generally cost less than a large, complex slate roof with valleys, chimneys and difficult access.

Re-roofing prices are driven by measurable things: the roof area and pitch, the covering chosen, the amount of scaffolding required, what has to be removed, and what is found once the covering is off.
Battens, underlay, ridge and verge details, flashings and any timber repairs all form part of the specification, and two quotations for the same house can differ simply because they include different scopes.

Reading a re-roofing quotation
Look for the specification rather than the total: what is being stripped, what is going back, how the details are being formed and what happens if timber repairs are needed.
