How much does it cost to repair a leaking roof?
The price depends on what is actually causing the leak. A slipped tile may be a relatively small repair, while defective valleys, chimney flashing, rotten decking or widespread deterioration can cost considerably more. An inspection is usually needed before a meaningful repair price can be given.
What actually drives the price
The cost of stopping a leak depends far more on access and cause than on the size of the wet patch. Reaching a defect at low level on a simple roof is a different job from working at height on a steep roof or over a conservatory.
The nature of the defect matters just as much. Replacing a slipped slate, re-dressing lead flashing and rebuilding a chimney detail are three very different pieces of work, even though all three can produce the same stain on a ceiling.
- Safe access, including whether scaffolding or a tower is needed
- The cause of the leak, not just the symptom
- Materials, and whether existing coverings can be matched
- Any damage to timbers or plaster that has already occurred
Why we will not publish a fixed figure
A price given before anyone has looked at the roof is guesswork, and guesswork usually ends in a revised figure once work starts. We would rather look, photograph what we find and set the scope out in writing.
