How much does it cost to replace the roof on a three-bedroom house?
Bedroom count alone is not enough to price a roof replacement. Two three-bedroom houses can have very different roof areas and designs. A meaningful quotation needs the roof dimensions, covering material, pitch, access, number of chimneys or valleys and any structural repairs required.
Why house size is a poor guide
Bedroom count says very little about roof area. A three-bedroom bungalow, a semi and a detached house with dormers and multiple elevations can all have very different roofs, and detailing has as much bearing on the work as area does.
Hips, valleys, chimneys, roof windows and abutments all add labour and materials that a simple rectangular roof does not require.
Getting a figure you can rely on
A measured survey of the actual roof is the only way to produce a price that holds. That includes looking at the roof space where possible, so the condition of the timbers is part of the assessment rather than a surprise later.
Ask for the quotation to state how unforeseen timber repairs would be handled and priced.
