What a guarantee actually promises

The length of a guarantee matters less than its scope. Read what it covers — workmanship, materials, or both — what would void it, whether it transfers if you sell, and who you contact if something goes wrong.

A guarantee is only ever as good as the business standing behind it, which is worth bearing in mind when comparing headline periods.

Questions to ask before work starts

Ask for the guarantee terms in writing alongside the quotation rather than after completion, and check whether any maintenance is required to keep it valid.

Ask too what is excluded — storm damage, third-party alterations and lack of maintenance are common exclusions.

What Roofing Guarantees Should I Expect?

There are three overlapping guarantees on any well-managed roofing job: workmanship guarantee (from the contractor), manufacturer product warranty (on materials), and any applicable insurance-backed guarantee.

A workmanship guarantee should be in writing, name the property, list the works, and state the duration. Verbal guarantees are worth what they cost.

Product warranties are supplied by the manufacturer — pass-through documentation should be included with your handover pack.
