Roof Leaks: Causes, Urgency and Repairs

Wind-driven rain can enter through gaps that do not leak during normal vertical rainfall, including damaged flashing, displaced tiles, poorly sealed junctions and vulnerable roof edges. This is why some defects only become apparent during storms or when the wind comes from a particular direction.

Many roof defects cannot be seen from ground level. Water can enter around a chimney, rooflight, valley, flat-roof junction or damaged tile and then travel along rafters or membranes before appearing elsewhere on the ceiling.

Leaks around rooflights can result from damaged or incorrectly installed flashing, deterioration around the surrounding roof covering, failed seals or drainage issues. Condensation around the rooflight should also be distinguished from rainwater ingress.

Heavy rain can overwhelm weak drainage points or drive more water through small defects around tiles, flashing, valleys or roof penetrations. The difference between light and heavy rainfall can therefore help a roofer narrow down the likely source.
