Do I need planning permission for rooflights?
Many domestic rooflights can be installed under permitted development rights where the relevant conditions are met, but restrictions can apply to projection, position, designated areas, listed buildings and properties whose permitted-development rights have been removed.
The usual position
Rooflights installed in the plane of an existing roof slope are frequently treated as permitted development, subject to limits on how far they project and, on some elevations, obscure glazing and opening restrictions.
Those allowances do not apply everywhere — flats, listed buildings, conservation areas and properties with removed permitted development rights are the common exceptions.
Building Regulations still apply
Even where planning permission is not required, forming an opening in a roof affects structure, weather resistance, thermal performance and sometimes means of escape, so Building Regulations are a separate consideration.
