How Much Does a New Roof Cost in Cumbria?
The genuine cost drivers for a re-roof on a Cumbrian home — and why on-site survey beats phone quotes.
Every re-roof is priced individually and we don't publish fixed rates. What we can do is show the honest cost drivers so a quote makes sense when you receive one.
Roof area and pitch. Larger and steeper roofs cost more — both in materials and in scaffold time. A simple semi is usually the cheapest per m²; complex cottages and hipped roofs cost more.
Covering choice. Natural Welsh slate, Westmorland green slate, clay plain tile and concrete interlocking tile sit in that rough order — most expensive first. Reclaimed slate for matched heritage repairs sits at the top of the range.
Scaffold. A two-storey semi is straightforward; three-storey terraces, restricted access and long duration all increase scaffold cost.
Structural timber. Once the covering is off, any rotten timbers, sagging rafters or failed wall plates need repair — priced as extras, but flagged from the survey where visible.
Chimneys and detailing. A single chimney with straightforward lead detail is standard; multiple stacks, dormers, valleys and rooflights all add labour and material.
Ancillaries. New underlay, breathable membrane, ventilation, dry-fix ridge and gutter renewal are almost always included in a proper re-roof spec — they should be listed line-by-line on your quote.
